Since 2005, Kotak Realty Fund has raised 13 funds and invested in 73 projects and companies across commercial office, residential, retail, industrial and hospitality sectors.

Investing across asset classes gives us the edge in being able to take advantage of positive cycles in any real estate vertical. Till date we have made investments totaling ~INR 78.3 billion across

Retail - Marina Mall

Marina Mall being developed by Allied Investments & Housing Pvt Ltd (AIHPL) is located on Old Mahabalipuram Road in Chennai. The retail mall has ~5.1 lac sq. ft. leasable area, of which ~60% had been leased at the time of investment.

Kotak Realty Fund’s (KRF) Role in Project Success:

KRF entered at a stage where the mall had reached an advanced stage of construction and required capital for completing the project. KRF’s asset management expertise and disciplined project monitoring has led to steady progress in leasing & construction of the mall.

Developer Partner Overview:

Incorporated in 1990, AIHPL are operating in the business of construction & real estate development. AIHPL has successfully completed over 45 projects with approx. area of ~1.5 million sq. ft. across residential, apartments, office buildings and commercial spaces.

Commercial – NIBR

Investment in a commercial building developed by NIBR in Mumbai which was an non-performing asset with part construction already completed in Sept 2017. This investment is a unique case of take-over and successful turn-around of a disstressed asset. Investment was used to recapitalize the project and complete construction.

Kotak Realty Fund's (KRF) role in 1 Aerocity project success:-

KRF played critical role in driving the following:-

  • Design development of the project including redesigning offices to enhance the marketability,
  • Entire Project approvals process and was involved in driving critical approvals,
  • Tendering and selection of contractors/vendors to ensure timely completion of construction works,
  • Monitoring costs and schedule of the project on an ongoing basis,
  • Entire project launch process from marketing awakening till launch, which saw a huge success.

Company Overview

NIBR (National Indian Bullion Refinery)

NIBR is a pioneer and leader in the bullion trade in India. They are an authorized body of the Government of India for hallmarking gold coins and bars in India. They had a vision to develop and deliver a landmark address at their commercial headquarters in Mumbai.

Residential - Alliance Orchid Springs

Orchid Springs developed by Alliance Group is located in Annanagar West Extension in Chennai. The project is developed across 18 acres of land and houses 2,026 residential units in 8 towers. The total project size is 2.8 million sq. ft. of saleable area.

Kotak Realty Fund’s (KRF) Role in Project Success:

KRF has played a crucial role of financing for last-mile completion of the project. Active project progress monitoring and timely disbursements have led to better than expected Return on Investment for KRF as well as the Developer Partner.

Developer Partner Overview:

Alliance Group is one of the leading residential real estate developers in Chennai. The Group has delivered close to 3.7 million sq. ft. and is currently developing close to 7 million sq.ft. of residential real estate in Chennai, Bangalore and Hyderabad.

Lemon Tree Hotels

Lemon Tree Hotels owns and/ or operates a chain of full-service, mid-segment business hotels primarily under the 'Lemon Tree' brand. Lemon Tree targets business travellers looking for a high-quality product and efficient service at a moderate price.

Spank Hotels, a group company of Lemon Tree Hotels, is a chain of budget hotels targeting cost-conscious business and leisure travellers by offering clean, comfortable and reliable limited-service hotel rooms under the 'Red Fox' brand.

Kotak Realty Fund had made an investment at the parent company level to support the hotel chain's growth and expansion plans.
