Large scale Capex and refurbishment to modernise facilities

Prius Platinum was constructed in 2008, and since commissioning no major renovation or uplift had been undertaken by erstwhile owners. Prior to investment KSSF diligence had indicated refurbishments were required.

Post takeover through the IBC process KSSF undertook the following three projects
(i) Upgrade and renovation of the building and its facilities,
(ii) upgrade of safety features and
(iii) ESG based development.

Safety Systems

Repair and upgrade of key facilities related to safety and fire was completed within a 4 month period covering replacement of fire doors, CO2 flooding system, water curtain systems, fire prevention systems, electrical safety systems, building and visitor management systems.


KSSF has engaged an architect to undertake renovations to the outer façade, lobby, reception, elevators, and interiors. In addition to the renovation of common spaces additional facilities for tenants , including a gymnasium and Café, are to be installed. Works are expected to be completed in H1FY23.

Climate Conscious Development of Facilities

Green Energy - Installation of 78.8 kWp of Rooftop Solar panels is underway. The power generated will meet [%] of the buildings current needs.

LEED Certification - A LEED audit was initiated by KSSF, and post completion of works, the facility applied for and achieved a Gold certification.
